Should You Pay the Buyer's Closing Costs? Here's the Math

More than 65% of homes are closing below list, and buyers are getting 2% to 4% under asking, per local August reports. Seller help of $5,000 to $15,000 is normal right now. Buyers have choices, so they ask.

Now the part that surprises a lot of sellers. A concession can help a buyer more than the same size price cut. Say a buyer is stretched on the monthly payment. If you drop your price $10,000, their payment barely changes. But if you put that same $10,000 toward a rate buydown, their monthly payment drops more, and your home suddenly fits their budget. Same cost to you, bigger effect for them.
