Here's the number every Austin area seller should know this week: about 16,900 homes are for sale across our MLS, one of the highest counts ever recorded. And more than half of them, about 52 percent, have already cut their price at least once.
Think about what a price cut really is. It's a public signal to every buyer that the home started too high. Buyers can see your price history right on their phone. When they see a cut, they don't think "good deal." They think "what's wrong with it, and how much lower will they go?"
The homes that win in this market do it differently. They come out priced right on day one, they show beautifully, and they get marketing that puts them in front of serious buyers fast. Those homes still sell, and some still get multiple offers, even now.
Here's my test. If your home has been on the market three weeks with showings but no offers, the market has answered you. Buyers looked and chose not to act. That's not bad luck. That's price. And every extra week on the market costs you: Round Rock homes now average about 59 days to sell, and stale listings get the lowest offers.
So how do you price right the first time?
Start with what's sold near you in the last 60 days, not what your neighbor is asking. Asking prices in this market are wishes. Sold prices are facts. Then look at your real competition: with this much inventory, buyers compare your home against ten others the same day. Your price has to make sense next to all of them. Finally, leave the "room to negotiate" idea in the past. Padding your price in a market like this just gets you skipped.
