Does the Fed Holding Rates Mean Your Mortgage Rate Drops? Not So Fast.

The Federal Reserve met on July 29, 2026, and held its rate steady at 3.50% to 3.75%. That's the fifth hold in a row. If you're waiting to refinance, you might think this is your green light. It's not that simple.

Here's the part that trips people up. The Fed sets a short-term rate that banks charge each other overnight. Your home loan does not follow that number. It follows the bond market, mostly the 10-year Treasury. So the Fed can hold or even cut, and your mortgage rate can sit still or move the other way.

Yesterday's hold was expected. When a move is already baked in, rates barely react. That's why the 30-year fixed is still about 6.65% today, close to where it sat last week (Yahoo Finance, Fortune, July 30, 2026). Freddie Mac's weekly average was 6.58% on July 23. No sudden drop showed up.

There's more. Some forecasts show the Fed leaning toward hikes later this year, not cuts, driven by inflation and oil prices. So the idea that rates only go down from here is a guess, not a plan.

So how do you decide on a refinance the smart way? Skip the Fed watching. Look at your own numbers instead. What's your current rate? How long will you stay in the home? How much would a new rate cut your payment each month? Once we have those three answers, the math is plain. Either it saves you enough to be worth it, or it doesn't.
