Mortgage Rate vs APR in Round Rock: Which Matters?
Mortgage Rate vs APR: Which Number Should You Watch?
Your loan estimate has two rates on it. One says 6.5%. The other says 6.9%. That's not a typo, and nobody made a mistake. They are two different things, and once you know what each one does, you'll read your loan papers with a lot more confidence.
The first number, 6.5%, is your interest rate. This is the price you pay to borrow the loan. Your monthly payment is built on this number and nothing else. A lower rate means a lower payment. That's why people watch it so closely.
The second number, 6.9%, is your APR, or Annual Percentage Rate. The APR takes your interest rate and adds in the extra costs of getting the loan. Think lender fees, points, and some closing costs. Then it spreads all of that over the life of the loan and shows it as one yearly rate. That's why your APR is almost always a little higher than your rate.
So which one matters? Both do, but for different jobs.
Your rate matters for your budget. It sets your monthly payment. If you want to know what you'll pay each month, look at the rate.
Your APR matters when you shop. Say two lenders both offer you 6.5%. One has low fees. The other piles on points and charges. Their rates look the same, but their APRs won't. The APR shows you the true cost with the fees folded in. It's the fairest way to compare two loans side by side.
One caution. APR assumes you keep the loan for the full term, often 30 years. Most people in Round Rock don't. They sell or refinance in a handful of years. If you plan to move soon, a loan with higher upfront fees may not pay off, even if the rate looks nice. That's a real conversation, not a guess.
Here's where I come in. I'm both your Realtor and your Loan Officer. Most buyers have two different people for the house and the loan, and the numbers get lost between them. With me, it's one person and one straight answer. I'll show you the rate, the APR, the fees behind them, and which loan actually fits your plan in Round Rock, Austin, Pflugerville, Leander, or Cedar Park.
Don't sign anything until both numbers make sense to you.
Text me RATE and I'll walk through your rate and your APR line by line, no pressure.
