
Should You Sell Your Round Rock Home Now or Wait?
Buyers Are Coming Back. Here's What That Means for Round Rock Sellers.
If you've been sitting on the fence about selling, this is the update you've been waiting for. Buyers are showing up again.
Pending contracts in the Austin area are up 4.7 percent from this time last year, per Team Price's early July market update. At the same time, new listings are down 2.8 percent. Read those two numbers together: more buyers signing contracts, and fewer new homes showing up to compete with yours.
That's the best setup sellers around here have had in a while.
But it's not 2021, and pretending it is will cost you
Before you plant a sign in the yard and pick a dream price, look at the rest of the picture.
Homes in Round Rock take about 59 days to sell, and the median sale price is around $370,000, per the latest Round Rock market report. Across the Austin MLS, homes average 70 days on market, and about 52 percent of active listings have cut their price at least once.
Think about that last number. Half the sellers out there aimed too high, sat too long, and then dropped their price in public. Buyers watch those price cuts, and they smell them from a mile away. A home that sits gets lowball offers. A home priced right from day one gets showings in week one.
What I tell my selling clients right now
First, your first two weeks are everything. That's when your listing gets the most eyes. Price it right before it goes live, not after it sits.
Second, condition matters again. Buyers today have choices, so small fixes before listing pay off: paint, yard, light fixtures, a deep clean.
Third, know your buyer's payment. Rates are near 6.5 percent per Freddie Mac this week. I'm a Realtor and a loan officer, so when an offer comes in, I can read the buyer's financing and tell you how solid it really is. That's the part most sellers never see until a deal falls apart.
So, should you list now or wait?
