Or it can fund a rate buydown. With the 30-year average near 6.6% today (Fortune rate tracker, July 20), a seller-paid 2-1 buydown puts your first-year rate near 4.6% and your second year near 5.6%. That can save you hundreds a month while you settle in.
How to ask without losing the house
First, target homes that have sat 30 days or more. Those sellers listen. Second, keep the rest of your offer clean. A solid pre-approval and a fair price make your credit request easy to accept. Third, let your lender structure the credit before you write the offer. Loan programs cap how much credit you can use, so the number has to fit your loan.
