Here's what most people get wrong. They think the first offer is a starting point they should beat. Sometimes it is. But often, the first offer is your strongest one.

Think about why. When your home hits the market in Round Rock or Austin, serious buyers are already watching. They set alerts. They tour fast. The buyer who moves first is often the one who wants it most and is ready to close. That kind of buyer does not always wait around for round two.

But a strong offer is about more than the price at the top. Price is just one line. You also need to read the rest.
