2. Homes like yours are selling faster, for less. If similar homes in your neighborhood are going under contract in days and yours has been sitting for weeks, buyers are comparing you to them. And they're picking the other house.

3. Your agent already brought up a price drop. A good agent doesn't say this to upset you. They say it because the data is telling them something. If it's come up once, take it seriously.

4. The appraisal came back low. This is one of the clearest signs there is. An appraiser isn't guessing. If the number comes in under your asking price, buyers' lenders will see it too, and that can kill a deal fast.

5. You're getting a lot of online views, but no calls. Traffic without action means people are looking, then passing. That's a pricing problem, not a marketing problem.

Any one of these signs on its own is worth a second look. Two or more, and the price is almost always the real issue, not the house, not the market, not bad timing.
