On top of that, Fannie Mae expects the 30-year fixed to stay near 6.4% for the rest of 2026 (Fannie Mae June 2026 forecast). So the big drop you're waiting for may not come. And even a small cut doesn't always push mortgage rates down. Those are two different things.

Buyers come off the sidelines, offers pile up, and prices climb again. You'd be trading a low rate for a bidding war.
