The Fed May Cut in September. That Won't Lower Your Mortgage Rate.

You've seen the headlines. The Fed is expected to cut rates on September 17, a quarter point (Reuters economist survey, 2026). So the plan seems simple. Wait a few weeks, let the Fed cut, then refinance at a lower rate. Here's the problem. That plan is built on a mix-up that costs people every year.

The Fed's rate and your mortgage rate are not the same thing. The Fed sets a short-term rate that banks use overnight. Your mortgage rate follows long-term bond yields and what investors expect for inflation and the economy down the road. Those two can move in opposite directions. The Fed can cut its rate while your mortgage rate holds steady or even ticks up. It has happened before, and it can happen again.

Look at what the forecasters actually expect. Even with a September cut on the table, the Mortgage Bankers Association sees the 30-year rate averaging about 6.5% for the rest of 2026, and Fannie Mae is near 6.4% (Aug 2026). Nobody serious is calling for below 6% this year. So if you're waiting for the Fed to hand you a big drop, you may be waiting on something that never comes.

Today's average 30-year rate is about 6.69% (Freddie Mac, Aug 6). Here's the real question. Is your current rate well above that? If you bought or refinanced when rates were higher, the answer might be yes. And if it is, you could lower your payment right now, without waiting on anyone.

The way to know is a break-even check. It's simple. You add up what the refinance costs. Then you find how much you'd save each month at the new rate. Divide the cost by the monthly savings, and you get the number of months it takes to break even. If you'll stay in the home past that point, the refinance pays off. If you're moving before then, it may not be worth it.
