What Rate Makes a Refinance Worth It? Here's the Simple Math.
Rates rose again this week. The 30-year fixed averaged 6.55%, up from 6.49% the week before, per Freddie Mac's July 16 survey. Every time this happens, my phone fills up with the same question: "Should I just wait?"
Here's my answer as a loan officer: stop watching the news and run your break-even instead. It takes five minutes, and it turns a stressful guessing game into a plain yes or no.
The break-even math works like this. First, get the total cost of the refi. That's lender fees, title fees, and the appraisal, often somewhere between $4,000 and $8,000 depending on the loan. Second, figure out what the new rate saves you each month. Third, divide the cost by the monthly savings. That's your break-even, the number of months until the refi has paid for itself. After that point, every month is pure gain.
Let's make it real. Say you bought in Pflugerville in late 2023 at 7.9% with a $350,000 loan. Dropping to around 6.55% today could save you roughly $300 a month. If the refi costs $5,400, your break-even is about 18 months. If you're staying in the home longer than that, the refi works, no matter what rates do next month.
Now the other side. If you're at 6.9% and the new rate saves you $80 a month against $5,000 in costs, that's a 62-month break-even. I'd tell you to keep your loan. I've told plenty of people exactly that, because a refi should help you, not just close a deal.
One more thing worth knowing. In February 2026, I showed a refinance client a rate under 6%. That rate hasn't come back in the five months since. People who waited for something better are still waiting, and they've made five more payments at their old rate. Waiting isn't free. It just sends the bill later.
If your current rate starts with a 7 or an 8, your math deserves a fresh look this week, not someday. And if your rate starts with a 6 or lower, I'll likely tell you to sit tight. Either way, you'll know, and knowing beats guessing.
