When Does Refinancing Make Sense After You Buy?

Lots of buyers in Round Rock ask me the same thing. "What if rates drop right after I close? Did I overpay?" Fair question. Here's the plain answer.

You buy the house. You keep the rate for now. If rates fall later, we look at refinancing. Refinancing just means we replace your current loan with a new one at a lower rate. Your house stays the same. Your payment can go down.

So when does it make sense? Three things have to line up.

First, the rate drop. A good target is about half a point to one full point lower than what you have. A drop smaller than that might not be worth the work.

Second, the cost. Every refinance has closing costs, usually a few thousand dollars. You want the lower payment to earn that back. That's your break-even point.

Third, your timeline. If you plan to stay in the home past the break-even point, you come out ahead. If you might sell before then, waiting or skipping makes more sense.

Here's a simple way to see it. Say a refinance saves you $200 a month and costs $4,000 to do. Divide $4,000 by $200. That's 20 months to break even. Stay longer than 20 months and every payment after that is savings in your pocket.

Now the part most people miss. Do not wait to buy hoping for a lower rate first. Back in February I showed a client a rate under 6%. It has not come back since. They waited, and waiting cost them. You can always change the rate later. You cannot always get the same house or the same price later.
