Buying a Home in Cedar Park
Your real number first, a written buyer agreement, and the search, offer and closing run in one plan.
Master-Planned Communities and What Comes With Them
Buying a home in Cedar Park often means buying inside a master-planned community, such as Buttercup Creek or Ranch at Brushy Creek. A planned community usually brings shared amenities and a set of rules, and it often brings an association fee too. Those pieces are part of what you are buying, so they belong in the decision as much as the house does.
I am Ai Tran, a Realtor and a Loan Officer. Before you tour, I read what the community fee covers and put it into your monthly number, so you can compare homes on what they really cost.

Reading a Planned Community Before You Offer
Every community has its own rules about things like fences, paint colors and parking. Some buyers care a great deal about those rules and some do not, but everyone should know them before signing. I make sure the community documents are part of your review, and I explain anything unclear in English or Vietnamese.
On the loan side, your number is built from your real income, with taxes, insurance and fees included. We sign a written buyer agreement before any showing. The Ready step on how buying a home works with me walks through both.
Brushy Creek, the Trail and Whitestone Boulevard
Cedar Park sits along US 183, the 183A toll road and RM 1431, which locals know as Whitestone Boulevard. Brushy Creek Lake Park and the Brushy Creek Regional Trail run through the area, Elizabeth Milburn Park is in town, and the H-E-B Center is home to the Texas Stars. When we tour, I note how each home connects to the roads you use and the places you go.

Comparing Cedar Park With Its Neighbors
Many Cedar Park buyers look next door too. Compare buying a home in Leander, a short drive up 183A, or buying a home in north Austin, with its mix of houses and condos. The overview for buyers is on buying a home. When you are ready to look, use the contact page.
