How I Sell a Home in Round Rock
How I sell a home in Round Rock: a written pricing analysis, a prep list, social media, paid ads and open houses, and a written update every week until closing.
The Short Version
A lot of selling plans come down to two steps: put the home on the MLS and wait for a buyer to find it. The MLS matters, and your home goes on it. But the MLS only shows your home to people who are already searching that week. When you sell a home in Round Rock with me, the MLS is where the plan starts, not where it ends.
I run every listing on four steps I call E.P.I.C. Equity is the price, set from a written analysis before anything else happens. Presentation is the home itself, walked through and prepared from a written list so it shows well from the first day. Impact is how buyers find it: the MLS, posts on my own social media, paid social ads and open houses. Campaign is how it all runs once the home is live, with a written update from me every week until closing.

Equity: A Price You Can Defend, in Writing
The price decides almost everything that happens after it: who comes to see the home, how fast, and how strong your offers are. So before your home is listed, every seller I work with gets a written pricing analysis. Not a number said out loud at the kitchen table. A document you can read, question and keep.
The analysis looks at homes like yours that sold recently, homes that are for sale right now, and homes that did not sell. Each one tells you something different. Sold homes show what buyers actually paid. Active homes are your competition this week. Homes that sat and came off the market show where buyers said no. Together they give you a range, and I explain where your home fits in it and why.
Then we decide the list price together. Pricing is a decision about position. A home priced where buyers expect it gets compared favorably to the homes around it. A home priced above that range spends its first weeks making the other listings look like better deals. I tell you which side of that line I think your number lands on, and why, before you sign anything.
If your home was listed before and did not sell, we start with a diagnosis instead of a pitch. We look at four things in order: the price, the photos, how hard it was to get in for a showing, and the condition. Usually one of them explains most of what happened, and fixing that one comes first.

Presentation: The Home Ready Before Anyone Sees It
Buyers decide whether to visit a home from their phone, often in a few seconds. Whatever they see first is what they believe the home is worth. Presentation is making sure the first thing they see is the home at its best.
Before listing, I walk through your home with you and give you a written list of fixes and prep. Every seller gets this list. It separates what is worth doing from what is not: small repairs that remove a buyer's doubt, things to clear or move so rooms look their real size, and anything an inspector is likely to flag. Where a fix costs more than it returns, the list says so, and you can skip it.
The list also sets the order. Repairs come first, then cleaning and clearing, then photos. Photos matter, and we decide together how your home will be photographed. The prep list makes sure the home is ready before the camera arrives, because a photo taken too early is the one buyers keep seeing.
The listing description gets the same care. It names what the home actually has, in plain words, with the details a buyer searches for. It describes the home and the property, never who should live there.
Impact: Where Buyers Find Your Home
Impact is the reach of your listing: who sees it, where, and when. The MLS reaches buyers who are actively searching and the agents working with them. Every listing I take also gets three more things.
Posts on my own social media. I share your home on my own accounts, where people who already follow my work, and the people they share it with, see it.
Paid social ads. I run paid ads on social media for your listing. Paid ads put the home in front of people in and around the area, including people who were not searching that week. Housing ads follow the advertising platforms' fair housing rules, so they are never aimed by who a person is. A post reaches the people who already follow me. An ad reaches people who do not know me yet.
Open houses. I host open houses at your home, so buyers who are not ready to book a private showing can walk through on their own terms.
I also work in two languages. When a buyer or a buyer's agent has questions, I can answer them in English or Vietnamese.
Campaign: A Plan for Every Week on the Market
A listing is not something you post and leave. The first days on the market are when a home gets the most attention, so the work before them is planned to make those days count: the price set, the prep list finished, the photos done, and the ads and open house ready to go when the home goes live.
Once your home is on the market, you get a written update from me every week until closing. It covers what happened that week: showings, feedback from buyers and their agents, how the ads and posts performed, and what the other homes for sale near you are doing. If the update shows something is not working, it also says what I recommend changing, so you are never left guessing why the phone is quiet.
When offers come in, I go through each one with you: the price, the terms, the buyer's financing and the timeline. I explain what each offer means for you, then tell you which one I would pick if this were my home, and why. You make the decision with the full picture.
After you accept an offer, I keep the same weekly rhythm through the inspection, the appraisal and closing, so you always know where things stand. If you are buying your next home at the same time, the buying steps run alongside, in the same plan.
