Renovate or Move in Round Rock: 3 Ways to Pay

Title card for the article: Renovate or Move in Round Rock: 3 Ways to Pay

Renovate Instead of Moving? Here Are Your 3 Ways to Pay

A lot of homeowners in Round Rock come to me with the same feeling. They love their street, their schools, their neighbors. But the house feels too small now. The question is always the same. "Do we move, or do we fix what we have?"

Sometimes moving is the right call. But often a remodel costs less than selling, buying again, and paying all the fees twice. If you want to stay, the next question is how to pay for the work. You have three main choices.

1. A HELOC (home equity line of credit)

A HELOC lets you borrow against the value you already own in your home. That value is called your equity. It works like a credit line. You draw what you need, when you need it, and you pay interest only on the part you use.

The big plus: a HELOC leaves your first mortgage alone. So if you locked a low rate, you keep it. That matters right now. Most HELOCs have a rate that can move up or down over time, so I help you plan for that.

2. A cash-out refinance

A cash-out refinance replaces your current mortgage with a new, larger one. You take the difference in cash and use it for the remodel. You end up with one loan and one payment, which is simple.

The catch: you reset the rate on your whole balance, not just the part you borrow for the work. If your current rate is low, this can cost you more over time. If your current rate is high, it can actually help.

3. Your savings

Paying cash means no new debt and no interest. That is a real win. The risk is draining the reserves you keep for a job loss, a medical bill, or a surprise repair. I never want a new kitchen to leave your family with no cushion.

Here is where having one person helps. I'm your Realtor and your loan officer. As your Realtor, I can tell you if the remodel will add real value to your home in Round Rock, Austin, Pflugerville, or Leander, or if moving is the smarter play. As your loan officer, I run the HELOC numbers and the cash-out numbers side by side, so you see the true cost of each.

No handoff. No second person to explain your file to twice. One desk, one plan.

If you are stuck between staying and moving, let's look at it together before you decide. I'll tell you straight which one wins for your family, and I'll show you the numbers behind it.
