Home Loans in Round Rock, With No Handoff
Your Realtor and your Loan Officer are the same person, so nothing gets lost in a handoff.
What One Desk Home Loans Mean for Buyers in Central Texas
When you look for home loans in Round Rock, you usually end up working with two people: an agent who finds the house and a lender who handles the loan. They work for different companies, and they often meet for the first time on your file. I am Ai Tran, and I hold both licenses. I am a Realtor with 2020 Realty and a Loan Officer with Loan Factory, so the house and the loan sit on one desk, in one file, with one phone number.
I call this the One Desk Method. In Vietnamese it is Một Đầu Mối, which means one point of contact. It exists for a problem that shows up in many purchases: two weeks before closing, the agent and the lender compare notes and find something nobody caught. A pay stub does not match the application. An appraisal comes in low. A deposit needs a letter to explain it. When one person holds both halves of the file, those questions get asked at the start instead of at the end.
This page is for anyone buying a home in Round Rock, Austin, Pflugerville, Leander or the towns around them who wants the loan explained before the house hunt starts. That includes first-time buyers, people who are self-employed or paid on a 1099, buyers from other countries, and investors.
How I Handle Home Loans in Round Rock
Numbers come before houses. That is the first rule, and it decides everything after it. Before we look at a single listing, I sit down with you as your Loan Officer and find the real number: what a lender will approve, and what you are comfortable paying every month. Those are two different numbers, and the second one decides how the next few years feel.
I use your actual income, including the 1099 part if you have one. If your credit is not perfect, that is normal, and we look at it together with no judgment about your paperwork. If something needs fixing first, I tell you what it is and about how long it takes. Sometimes my recommendation is to wait. I say so even when it means there is no deal for me that month.
Then I switch hats. As your Realtor I search, show and negotiate with that number already in hand, so you only tour homes that fit it. When you make an offer, the person writing it also knows exactly where your loan stands. Nobody has to call anybody, and you never hear "let me check with your lender."
I have been a Realtor since 2016 and a Loan Officer since 2024, and I am the Broker Owner of 2020 Realty. Before real estate I studied computer science and spent 20 years in software, so I build systems. Every file follows the same checklist, and you always know what happens next.
What You Get With One Desk Home Loans
- One person, start to finish. The same person answers your loan question and your house question, on the same call.
- Your real number first. I build your pre-approval on your real income, before you fall in love with a house.
- The loan explained in your language. I go through every document line by line, in plain English or Vietnamese, for anyone who asks. Read more about service in Vietnamese.
- One clear recommendation. I lay out your options, then tell you which one I would pick if this were my file.
- Loan options for files banks find hard. I work with self-employed and 1099 income, foreign national buyers and investors. See home loans for self-employed buyers and foreign national buyers.
- Your choice of lender. If you prefer your own lender, that is fine. I still represent you on the house.
The buying side follows the same steps every time, from getting ready to closing day. You can read each step on how buying a home works with me.
The One Desk Method does not guarantee anything. It removes one place where purchases go wrong, the handoff between two people, and nothing more. Approval always depends on underwriting.
One Desk Home Loans Across the Areas I Serve
I work in Round Rock, north Austin and the towns around them in Williamson County. I do real estate in Texas, and I do loans in Texas and California. Each town has its own page about the homes there and what to plan for when you buy:
Loan Disclosures
Ai Tran, NMLS #2627075. Loans are offered through Loan Factory, NMLS #320841. Equal Housing Lender. Rates, products and fees are subject to change. Every loan is subject to underwriting approval, and not all applicants will qualify. Terms and conditions apply. I offer loans in Texas and California only.
This page is general information, not tax or legal advice. For tax questions about self-employed income, talk with your CPA. Read Loan Factory's disclosures and the Texas disclosures.
Frequently Asked Questions
Do I have to use you as my lender if you are my Realtor?
No. If you prefer your own lender, that is fine, and I still represent you on the house. One Desk is an option, never a condition.
Can you get my loan approved if a bank said no?
I cannot promise an approval, because underwriting decides every loan. A no from one bank is not always the end. Sometimes it is a planning problem, and I show you what would need to change and how long it might take.
I am self-employed and paid on a 1099. Can I still buy a home?
Often, yes. Lenders read self-employed income differently from a paycheck, and some loan options, such as bank statement loans, are built for it. I show you what a lender reads in your file. For tax questions, talk with your CPA.
Where do you offer home loans?
I offer loans in Texas and California. My real estate work is in Texas, in Round Rock, north Austin and the towns around them.
Can you explain the loan in Vietnamese?
Yes. I explain every document line by line in English or Vietnamese, for anyone who asks, and I can talk with other people in your household who want to understand it too.
