Vietnamese-Speaking Realtor and Loan Officer in Round Rock

The house and the loan explained line by line in Vietnamese or English, for anyone who asks.

What Service in Vietnamese Means When You Buy a Home

If you are looking for a Vietnamese-speaking Realtor in Round Rock, you probably want more than a friendly hello in your language. You want the hard parts explained in it: the contract, the inspection report, the loan estimate and the closing papers. I am Ai Tran, a Realtor with 2020 Realty and a Loan Officer with Loan Factory, and I explain both the house and the loan in Vietnamese or plain English, whichever you prefer.

The loan is the half that usually gets skipped. Finding someone who can talk about houses in Vietnamese is not hard. Finding someone who can walk you through an interest rate, an escrow account and a closing disclosure in Vietnamese is much harder, and that is the half where buyers get hurt. Because I hold both licenses, I can explain both halves myself instead of passing you to somebody else.

This service is for anyone who asks. You do not need to be Vietnamese, and you do not need to speak only Vietnamese. Many people I work with switch between the two languages in the same sentence, and that is fine too.

How I Explain the House and the Loan in Vietnamese

I go through every document line by line. When a word has no clean Vietnamese version, like "escrow" or "underwriting", I keep the English word and explain what it does, so you recognize it the next time you see it on a form. Nothing gets signed until you can say back to me what it means.

Often the person who calls me is the grown son or daughter who has been translating for their parents for years. You should not have to be the translator and the advisor at the same time. I talk with your parents directly, with respect, in Vietnamese, and I give you a checklist you can forward so everyone works from the same list.

A question I hear often is "Cần chuẩn bị giấy tờ gì?", which means "What papers do I need to get ready?" I answer it in writing, in the language you read best, before we look at a single house. Numbers come before houses, in any language.

What You Get When You Work With Me in Vietnamese

  • Both halves in your language. The house and the loan, explained by the same person.
  • Every document, line by line. Contracts, disclosures, inspection reports and loan papers.
  • A written checklist. In Vietnamese, English or both, so your whole household sees the same next step.
  • No judgment. Not about your English, your credit or your paperwork. If your credit is not perfect, that is normal.
  • One clear recommendation. I explain the options, then tell you what I would do.

Words That Trip Up Buyers, in Both Languages

A few English words come up in every purchase and almost never get explained. Here is how I explain them in Vietnamese the first time they appear on your papers.

  • Escrow (tài khoản giữ hộ): an account the lender keeps to pay your property taxes and insurance each year, funded a little each month with your payment.
  • Underwriting (thẩm định hồ sơ vay): the step where the lender checks your income, credit and the house, and decides yes or no.
  • Appraisal (định giá nhà): an outside appraiser's opinion of what the house is worth, which the lender uses to decide how much to lend.
  • Option period (thời gian được quyền rút lui): the days after your offer is accepted when you can inspect the house and still walk away, as the Texas contract sets out.
  • Closing Disclosure (bảng chi phí cuối cùng): the final list of your loan terms and costs, which you receive before closing day.

I write these on your checklist too, so you can look them up again without calling me.
