Condo Papers, Translated Into Plain Words
A condo buyer is buying a share of a building as well as a home. The association documents say what your monthly dues pay for, which repairs the association handles and which are yours, and what rules apply inside the building. I go through those pages with you in Vietnamese, one section at a time, and mark the parts that affect your monthly cost.
The loan side reads differently too. Some loan programs look at a condo building as well as the buyer, so the lender may ask questions about the association. That review is part of underwriting, the step where the lender checks your income, your credit and the property and then decides. I explain each question the lender asks in Vietnamese, so a request for one more document does not feel like a warning.
For a house, the papers look more like any other Texas resale: the contract, the inspection report and the title documents. I explain those line by line in the same way.
