Foreign National Home Buyers in Round Rock
Foreign national loan options and the house, handled in one file, with a clear document list from the start.
What Buying a Home Means for a Foreign National
Foreign national home buyers in Round Rock face two problems at once. The house is in Texas, and the paperwork that proves your income, credit and identity may come from somewhere else. Many lenders do not handle that kind of file at all, so a buyer can spend weeks finding out who will. I am Ai Tran, a Realtor with 2020 Realty and a Loan Officer with Loan Factory, and foreign national loans are one of the loan types I focus on.
A foreign national loan is built for a buyer who is not a U.S. citizen or permanent resident. The requirements depend on the program and on your situation, so the first step is always the same: we look at your file together and find out which program fits before you fall in love with a house.
Find the program that fits me
How I Handle a Foreign National Purchase
I start with your documents, not with listings. Every program has its own list, and I go through the one that fits your file with you, item by item, so nothing surprises you late in the process. If something from another country needs a translation or an extra step, we find that out at the start.
Because I hold both licenses, the person searching for your house is the same person tracking your loan. When you write an offer, I already know how long your loan will take and what the lender will ask for, so the offer can say so. If you are buying from a distance, I keep everything in writing so you can follow each step from wherever you are.
Some questions are not mine to answer. Ownership rules can depend on your citizenship and visa, and taxes on a U.S. property depend on where you live. For those, I point you to a real estate attorney and a tax professional, and I work alongside them.
What You Get as a Foreign National Buyer
- A program that fits your file. Found before the house hunt starts.
- A clear document list. Item by item, in writing.
- One person for the house and the loan. Read about One Desk home loans.
- English or Vietnamese. See service in Vietnamese.
- Investor options too. If the home is a rental, see investment property.
The purchase itself follows the steps on how buying a home works with me.
Buying a Rental or a Second Home From Abroad
Many foreign national buyers are not moving here right away. They want a rental, or a home for a child studying in Texas, or a place to land later. The loan you need depends on how the home will be used, so I ask about that first.
For a rental, one option I look at is a DSCR loan. Instead of focusing on your personal income, it looks at whether the expected rent covers the payment on the property. Whether a DSCR loan or another program fits depends on the home, the rent it can bring in and your file, and every loan is subject to underwriting approval.
As your Realtor I also look at the house as a rental: the rents nearby, the property taxes and any homeowners association fees, because those decide whether the numbers work after closing day.

Frequently Asked Questions
Can a foreign national get a home loan in Texas?
Some loan programs are built for buyers who are not U.S. citizens or permanent residents. Whether one fits depends on your documents and situation, and every loan is subject to underwriting approval.
Do I need a U.S. credit history?
It depends on the program. Some programs accept other ways of showing credit. I check your file against the program before you shop for a house.
Can I buy without being in Texas?
Much of the process can happen in writing and online. Some steps, such as signing closing documents, have their own rules, and I tell you early which ones apply to you.
Can you advise me on visas or taxes?
No. I point you to an immigration attorney or a tax professional for those questions and work alongside them.
