Round Rock Neighborhoods and Homes

Streets from the 1980s and 1990s near Brushy Creek and newer homes around Old Settlers Park, with I-35, SH 45 and SH 130 close by.

Living in Round Rock

Round Rock neighborhoods fall into two broad groups. The streets near Brushy Creek and Forest Creek were built in the 1980s and 1990s. The newer communities sit around Old Settlers Park. Both are a short drive from I-35, and SH 45 and SH 130 run along the edges of town, so getting north, south or east rarely means cutting through the middle.

Round Rock also has a lot to do close to home. Old Settlers Park covers ball fields and trails, the Round Rock Express play at Dell Diamond, and Round Rock Premium Outlets and Kalahari Resorts sit near I-35. Historic downtown Round Rock keeps its older buildings, small shops and restaurants around Main Street.

Round Rock is also my home base.

Getting Around Round Rock

Where you live in Round Rock changes which road you use most. Homes near I-35 put the downtown shops, the outlets and Dell Diamond close by. Homes on the east side sit nearer SH 130, and SH 45 runs along the south edge toward Austin. When we tour, I map each home against the drive you make every day, because ten minutes each way adds up over a year of mornings.

Brushy Creek also runs through the older part of town, and the neighborhoods built near it in the 1980s and 1990s often have mature trees and trails nearby. When a home backs onto open land or a creek, I check the details that come with it before you write an offer.

How I Serve Round Rock

Buyers in Round Rock usually choose between an older home near Brushy Creek and a newer one near Old Settlers Park, and the right choice depends on the number. I find your real number first, including property taxes and insurance, and then we compare the two kinds of home side by side: the age of the roof and the systems, the size of the lot and what the monthly payment looks like for each.

On an older home, the inspection during the option period matters even more. I schedule it right away and go through the report with you, so you know which items are normal for a house that age and which ones change the deal.

For sellers, every listing starts with a written pricing analysis built from Round Rock sales, plus a walk-through and a written prep list. An older home often needs a few small fixes before photos. A newer home usually needs less, but it competes with other newer homes nearby, and the analysis shows you which ones.

Round Rock Homes and Neighborhoods

Most homes in Round Rock are detached houses. The 1980s and 1990s neighborhoods near Brushy Creek and Forest Creek tend to have mature trees. The newer communities around Old Settlers Park tend to have newer construction and floor plans built in the last two decades.

Two Round Rock neighborhoods have their own pages. Lake Forest has larger homes on larger lots, built by several builders. Sonoma has a wider range of home sizes, mostly built by one builder, and two pools. If you are comparing them, start there.
