Investment Property in Round Rock
The property and the loan checked together, with DSCR and other investor loan options.
What Buying Investment Property Means Here
Buying investment property in Round Rock is a numbers decision before it is a house decision. A rental has to work after the purchase: the rent it can bring in has to cover the payment, the property taxes, the insurance, any association fees and the repairs every home needs. I am Ai Tran, a Realtor with 2020 Realty and a Loan Officer with Loan Factory, and investor loans are one of the loan types I focus on.
Holding both licenses matters more on an investment purchase than almost anywhere else. The loan you can get depends on the property, and the property you should buy depends on the loan. When one person looks at both at the same time, you do not fall for a home the financing will not support.

How I Work With Investors
We start with the loan options that fit your file and the kind of property you want. For a rental, one option I look at is a DSCR loan, which looks at whether the expected rent covers the payment on the property instead of focusing on your personal income. Other investor options include a HELOC on a home you already own, and non-QM loans for files that do not fit the standard boxes. Which one fits depends on the property, the rent it can bring in and your file, and every loan is subject to underwriting approval.
Then I look at each home as a rental. I check the rents for similar homes nearby, the property taxes, any association fees and the condition, because those decide whether the numbers hold up after closing day. I show you the numbers for each home and tell you which ones I think are worth an offer, and which are not.
I do not give personalized investment or tax advice. I show you what the property and the loan look like on paper, and you make the investment decision, with your CPA for the tax side.
