The Round Rock Home Seller's Guide
What happens before, during and after your home is listed, in plain words.
Who This Guide Is For
This Round Rock home seller's guide is for you if you own a home in Round Rock, north Austin or the towns nearby and you are thinking about selling, this year or someday. You may not have decided yet, and that is fine. The goal is to show you what happens, in what order, so the decision is yours and nothing surprises you later.
I am Ai Tran, a Realtor and the Broker Owner of 2020 Realty. Every listing I take runs on the same four steps, and this guide walks through each one in plain words. If you would rather read it in Vietnamese, switch the language at the top of the page.

Selling a Home in Round Rock, Step by Step
1. The price, in writing. Before your home is listed, you get a written pricing analysis. It looks at homes like yours that sold recently, homes for sale right now, and homes that did not sell. I explain where your home fits in that range and why, and we set the list price together.
2. The walk-through and the prep list. We walk through your home together, and I give you a written list of fixes and prep. It separates what is worth doing from what is not, and it puts the work in order: repairs first, then cleaning and clearing, then photos.
3. How buyers find your home. Your home goes on the MLS, and it also gets posts on my own social media, paid social ads and open houses. Housing ads follow the platforms' fair housing rules, so they are never aimed by who a person is.
4. Every week on the market. You get a written update from me every week until closing: showings, feedback, how the ads and posts performed, and what nearby homes are doing. When offers come in, I go through each one with you and tell you which one I would pick, and why.
The full version of these steps is on how I sell a home.
Mistakes Sellers Make, and How to Avoid Them
- Pricing from an online estimate. An online number is a starting point, not a price. A written analysis of homes like yours is what holds up with buyers.
- Pricing high to leave room. A home priced above what buyers expect spends its first weeks making the other listings look like better deals.
- Fixing the wrong things. Some repairs remove a buyer's doubt. Others cost more than they return. The prep list tells you which is which.
- Photographing too early. The first photos are the ones buyers keep seeing, so the home should be ready before the camera arrives.
- Selling and buying without one plan. If you are buying your next home too, the dates and the loan need to line up. Plan both together from the start.
If your home was listed before and did not sell, we start with a diagnosis instead of a pitch: the price, the photos, showing access and condition, in that order.
How I Help, and Your Next Step
I give you one clear recommendation at every step, and I never rush anyone. If waiting is the right move for you, I will say so. If you are also buying, I can run both moves in one plan, and because I am also a Loan Officer, the loan for your next home can sit in the same file.
Your next step is a written pricing analysis of your home. Ask for it on the contact page or call 512-300-8611. You can also read what your home is worth and selling your home.
