Terms of Use

Terms of use for Ai Tran's website: who runs it, what the site is and is not, listing information, fair housing, the Texas notices, and the Texas law that governs.

Who Runs This Site

This website is run by Ai Tran, REALTOR®, TREC #677382, Broker Owner of 2020 Realty LLC, TREC #9010907, and a Loan Officer, NMLS #2627075, with Loan Factory, NMLS #320841. Effective October 31, 2026. By using the site, you agree to these terms.

What This Site Is and Is Not

This site gives general information about my real estate and lending services and the areas I serve. It is not legal, tax, lending or investment advice, and you should talk with your own attorney, CPA or tax professional for those. Reading the site or sending a message does not make me your agent. Representation starts only when we sign a written agreement.

Nothing on this site is an offer to lend or a promise of loan approval. Every loan is subject to underwriting approval, and not all applicants will qualify. Loans are offered in Texas and California only. Read Loan Factory's disclosures and the Texas disclosures.

Listing and Market Information

Listing details on this site come from the listing agent or the MLS. They can change, they may be out of date, and I cannot promise they are accurate, so confirm anything that matters to your decision before you rely on it. Any market description is as of the time it was written.

Using This Site

Use this site for lawful purposes only. The words and design belong to Ai Tran or the people who licensed them to me, and listing photos may belong to the photographer or the listing brokerage. Please do not copy, scrape or republish them without permission.

The site links to other websites, such as Loan Factory and TREC. I am not responsible for their content or their privacy practices. The site is provided as it is, and I do not promise it will always be available or free of errors.

Fair Housing and Texas Notices

Equal Housing Opportunity. Equal Housing Lender. I follow federal and Texas fair housing laws and serve everyone, whatever their race, color, religion, sex, disability, familial status or national origin. Service in Vietnamese is offered to anyone who asks.

Texas law asks every real estate license holder to provide two notices: Information About Brokerage Services and the TREC Consumer Protection Notice.

Governing Law and Changes

Texas law governs these terms. If you have a concern, please contact me first at aap@aitran.realtor or 512-300-8611 so we can try to resolve it directly. If I change these terms, I will post the new version on this page with a new effective date. Read the privacy policy to see how your information is handled.
