Condo or House for Your First Home in Austin
First-time home buyers in Austin's north side have a question buyers in the suburbs rarely face: a condo or a house? North Austin has detached homes, apartments and mixed-use buildings near The Domain, and a first purchase here is sometimes a unit in a building rather than a house with a yard. Both can be a good start. They are bought differently, and the difference shows up in the loan and the monthly payment. I am Ai Tran, a Realtor and a Loan Officer, and I help you see both clearly before you choose.
Compare a condo and a house
What Changes When the First Home Is a Condo
Some loan programs treat a condo differently from a house. The lender looks at the building and its association as well as at you, so a unit you love can be harder to finance than the one next door. Because I hold both licenses, I check that side early, before you are attached to a unit. If you prefer your own lender, that is fine, and I still represent you on the purchase.
The association fee is part of your monthly payment, and it often covers things a house owner pays separately. I add it to your real number with property taxes and insurance, so we compare a condo and a house on the same terms. Then I tell you which one I would pick if this were my file, and why.
Getting Ready Before You Tour
We sign a written buyer agreement before any showing, so you know what I do for you and how I am paid. If your credit is not perfect, that is normal, and we look at it together with no judgment. I check which first-time buyer programs may help with the down payment or closing costs for your file and the home type you want.
When your offer is accepted, the title company holds your earnest deposit. During the option period you can inspect and still walk away under the contract's terms, and for a condo we also read what the association covers. Closing happens at a title company. The steps are on how buying a home works with me, and the full first-time approach is on first-time home buyers.
