First-Time Home Buyers in Round Rock

Your real number before any showing, every step explained ahead of time, and a check for first-time buyer programs.

What Buying Your First Home Means in Round Rock

First-time home buyers in Round Rock usually start in the same place: Zillow every night, a calculator on a website, and a feeling that it should not be this confusing. Some never ask a lender at all, because they are sure the answer is no. Others asked a big bank once and walked out feeling small. I am Ai Tran, a Realtor and a Loan Officer, and my job on a first purchase is to take the guessing out of it.

Your first home is the purchase where the order of steps matters most. Find the house first and the loan later, and you can lose the house you love to a number you never checked. Find the number first, and every house you tour is one you can actually buy. That is why I work numbers before houses.

How I Guide First-Time Buyers

We start with a conversation, not a showing. I find your real number: what a lender will approve, and what you are comfortable paying every month. If your credit is not perfect, that is normal, and we look at it together. If you are worried about looking silly with a question, ask it anyway. Every question is a fair one the first time you buy.

Then I check which first-time buyer programs may fit you. Some programs help with the down payment or closing costs, and each has its own rules about income, price and the home. I tell you which ones are worth applying for and which are not, and why.

Once you know your number and your program, we look at homes. I explain each step before it happens: the offer, the option period, the inspection, the appraisal and closing day. You always know what comes next and what you need to bring.

What You Get as a First-Time Buyer

  • Your real number before any showing. Built on your real income.
  • A check for first-time buyer programs. With a straight answer on which are worth it.
  • Every step explained ahead of time. In English or Vietnamese. See service in Vietnamese.
  • One person for the house and the loan. Read about One Desk home loans.
  • No pressure. If waiting is right for you, I will say so.

If you are self-employed, start with self-employed home buyers. The full purchase is on how buying a home works with me.

Mistakes I Help First-Time Buyers Avoid

Most first-purchase problems are avoidable when somebody tells you about them in time. These are the ones I watch for:

  • Falling for a house before the number. Get the number first, then tour.
  • New credit before closing. A new car, a new card or a big purchase on credit can change your approval. Ask me before you buy anything large.
  • Changing jobs mid-process without telling the lender. A job change is not always a problem, but a surprise one can be.
  • Skipping the inspection. The option period exists so you can look closely and still walk away.
  • Forgetting property taxes and insurance. They are part of the monthly payment, and I include them in your number from the start.

Frequently Asked Questions

What should a first-time buyer do first?

Find your real number before you look at houses: what a lender will approve and what you are comfortable paying each month. Then every home you tour is one you can buy.

Are there programs for first-time buyers in Texas?

Yes, some programs help with the down payment or closing costs. Each has its own rules about income, price and the home, and I check which ones may fit your file.

My credit is not perfect. Can I still buy?

Often, yes. The score is not the whole story. I look at what a lender actually reads and tell you what, if anything, to fix first.

Do I have to use you as my lender?

No. If you prefer your own lender, that is fine, and I still represent you on the house.
