An older home near downtown can be a fine first purchase, but its costs come from upkeep rather than from fees. The roof, the plumbing, the electrical system and the foundation deserve a close look. The option period gives you a set number of days to inspect and still walk away under the contract's terms, and on an older home I suggest you use every one of them. I go through the inspection report with you and tell you which items matter and which are routine.
A newer home trades some of that upkeep for association fees and sometimes special district taxes. Either way, I build the costs into your real number with property taxes and insurance, and I tell you which home I would pick if this were my file.
