Self-Employed Home Loan, Low Tax Income? Round Rock

Title card for the article: Self-Employed Home Loan, Low Tax Income? Round Rock

Self-Employed With Low Tax Income? You Can Still Buy a Home

You run your own business. Every year you write off as much as you can, so your tax returns show a small profit. That's smart for your taxes. But when you sit down to buy a home, that same low number can feel like a wall. And with rates this high, it's easy to think, why even try?

Here's the truth. Being self-employed does not shut you out of a home loan. You just need the right kind of loan and someone who knows how to line up your numbers.

Let me explain what's really happening. A regular loan looks at the income on your tax returns. When you write off a lot, that income drops. The lender sees the smaller number, not the cash your business actually brings in. So a strong business can look weak on paper.

The good news is that lenders built loans for people just like you.

One common option is a bank statement loan. Instead of your tax returns, the lender looks at your deposits over the last 12 or 24 months. If money is coming in steady, that tells the real story of your business. This is one of the best paths for self-employed buyers in Round Rock and Austin.

Another option is a profit and loss statement loan, where your accountant's records help show your true income. And if you have a co-borrower with W-2 income, we can use that too.

Now, about these rates. Yes, they're higher than a couple of years ago. But a high rate today is not a life sentence. When rates drop, you refinance. You don't marry the rate. You marry the house. The home you buy now keeps building value while you wait for a better rate to come around.

Here's a fair warning too. Loans for self-employed buyers can come with more rules and sometimes a higher rate or a bigger down payment. That's not a reason to walk away. It's a reason to plan early, so nothing surprises you at closing.

This is where I come in. I'm both your Realtor and your Loan Officer. Most buyers have two different people, one for the house and one for the loan, and the self-employed part gets lost between them. With me, it's one person who sees the whole picture. I'll look at your business, your deposits, and your goals, then show you a real path in Round Rock, Austin, Pflugerville, Leander, or Cedar Park.

Don't count yourself out before you see the actual numbers.

Text me PLAN and I'll map your path to qualify, step by step, no pressure.
